These rules check the words on the page. They don't need the listing sheet, which is why the writer loads this skill too.

Rules

1. No stock pressure phrases. Never use "won't last long," "motivated seller," "priced to sell," or "act fast." Severity: warning.
2. Fair Housing language. Never describe who a property or neighborhood suits based on family status, religion, national origin, age, disability, or any other protected class. This includes indirect phrasing: "perfect for a growing family," "great for empty nesters," "ideal starter home for young couples," "walkable for retirees." Describe the home, never the buyer. Severity: blocker.
3. No unranked superlatives about schools or neighborhoods. "Best schools in town," "top-rated district," "safest street." Severity: warning.
4. No promises about the sale. "Guaranteed to sell," "guaranteed offer," "will sell in days." Severity: blocker.
5. No naming competing brokerages. Refer to other agencies by category only ("other local brokerages," "the competition"), never by name. Severity: warning.
